Specific Job Details:
• Train and supervises the day to day trade contract labor and materials on assigned job sites. Labor is approximately 100% done via subcontract.
• As one of the most important job duties, Project Managers will conduct the Kent Homes Daily walk in accordance with Kent Homes Daily Walk system.
• Communicate and project the proper professional attitude to all customers and employees through all forms of communication (writing, verbal, appearance).
• Before job begins, the Project Manager is responsible to meet Site Clearing Trade Contractor to review scope of work and obtain accurate lot clearing bid on site that are not job ready.
• During the Preconstruction Process, the Project Manager is responsible to promptly communicate with office employees, pick up and/or deliver ARC or HOA submittals and building permit checks.
• Conducts pre-construction conferences with customers and sales staff for the homes assigned. The purpose of this meeting is to make a formal transition from the sales and selections process to the building process. Project Manager should be knowledgeable of the customer’s plans, specifications and selections. It is also intended to discuss the customer’s expectation during construction and to outline construction site safety, site visit protocols and how to handle questions.
• Is responsible for job cleanliness, silt fencing, maintaining marketing and permit box on each job during construction. Job cleanliness critical to Kent Homes marketing.
• Is responsible for ensuring safe work practices are evident on all jobs. Must insist upon compliance with “Kent Homes” safety and health policies as stated in Manual. Must understand and comply with all OSHA job site requirements using the OSHA log via the google doc.
• Facilitate and negotiate company position with “hard to resolve” customer requests.
• Where necessary, has the coordinated authority with the Purchasing Manager, the Production Manager, and VP of Production to take disciplinary action in reference to trade contractor’s failure to perform.
• Attends and participates in weekly production team meetings. Most important agenda items are Q and C training, resource scheduling, field problems, field successes, reviewing and updating outstanding lists, and VPO training.
• Attend and participate in regular classroom training sessions. Attend and participate in monthly Trade Council meetings as requested.
• Responsible for timely completion of pre-closing Homeowner Orientation (HOOT) items. Attend all Homeowner Orientation’s with clients to introduce QC Manager. Responsible to obtain Certificate of Occupancies prior to Management Walks.
• Responsible for care and maintenance of any assigned company vehicle and equipment.
• Completes and accepts responsibility for the pre-construction review of plans, estimate detail, and schedule for each assigned house.
• Processes Variance Purchase Orders (VPOs) in a timely and accurate fashion as needed on each job. Processes Purchase Order (PO) approvals upon successful completion of each phase of construction. Prepares and approves Variance POs to ensure that non-budgeted, but needed, items and labor are available to complete the house on time and with acceptable levels of customer satisfaction and product quality.
• Responsible for using the formal scheduling system and maintains all job schedules to their current status with proper activity sequencing including obtaining all building inspections.
• Responsible for scheduling trade contractors and materials suppliers to ensure no “dry runs”, just in time deliveries, and to maintain schedule.
• Responsible for being the single point of contact for customers from the job start to the Homeowner Orientation (HOOT). If a client is questioning something in their selections, then it is okay to discuss this internally with Sales or Selections personnel, but you are the contact point.
Prerequisites for Success:
• Technical construction ability to manage construction resources and to diagnose and resolve field problems.
• People skills to articulately and professionally handle conflict with customers, inspectors and trades.
• Must possess and maintain a valid North Carolina Motor Vehicle license.
• Ability to train trades on construction techniques, quality standards, and field problem resolution.
• Organization aptitude to manage the scheduling of all construction resources.
• Willingness to work hard and long hours and weekends if needed.
• Must possess physical capabilities to lift construction materials, handle small hand and power tools, and traverse roofs and other elevated sections of the homes under construction.
