How long will it take for my new home to be built?

A

The timeline for building depends on each community as some require additional time. On average, homes take approximately 7-9 months to construct. However, this is dependent on factors such as HOA requirements, the amount of personalization, permitting, zoning, inspections, weather, and holidays.     Are you a custom builder?

    A

    We are not a “custom” builder; we are a portfolio builder, meaning we have a great collection of floorplans for you to choose from. We have already gone through the architectural design and expense of developing our plans which in turn saves you time and money versus a custom builder that designs each plan per customer. We have an extensive Personalization Library that offers thousands of options for you to personalize your home.

      How many homes do you build a year?

      Kent Homes is a small company, BIG on personalized attention. We are a local family-owned business and have been building homes in the greater Wilmington area for over 3 decades. Since Kent Homes began in 1989, we have built over 850 homes. Kent Homes began as a high-end, custom builder and evolved into a portfolio builder about 15 years ago to offer better processes, value, and more affordable luxury homes. We strategically start only 6-8 homes a month, building around 80 homes a year. This allows us to control the process and provide a personal and customer-centric experience.

        What is the price range for a Kent Home?

        A

        Kent Homes provides a variety of floor plans to choose from ranging in size from 1,700 square feet to over 3,000 square feet. Price ranges of our homes start from $400s to over $500 depending on size, location, and the amount of personalization. Some of our communities offer home-land packages and we also offer a build on your land program for home sites outside of our master communities.

          Does Kent Homes come with a warranty?

          A

          While we strive to build a flawless home, we are realistic enough to know that with repeated use, an item in your home may not perform as it should. When this occurs, we will make necessary corrections, so the item meets our warranty guidelines. In support of this commitment, we provide you with a one-year limited warranty. We also take a proactive approach in that we do a 60-day walk after move-in and an additional 11-month walk following move-in. We have a highly detailed Homeowners Manual that covers the care and maintenance of your home along with how our warranty program works. Homeowners consistently recommend Kent Homes due to our dependability and friendly customer service after the build. Our reputation speaks for itself in that we do not “cut off” our homeowners after the 1-year warranty expires. Instead, we are happy to help our homeowners and guide them with any issues they may have.

            If I have a real estate agent, do they need to visit with me?

            A

            If you are working with a realtor, all you need to do is have them register with us that they are your agent. It is that simple and we will be glad to work with them throughout the process.

              Do I need a Realtor?

              A

              The choice is yours. Kent Homes works with homebuyers that have realtors and ones that do not. Rest assured, if you do not have a realtor, our New Home Consultants will guide you through the process to ensure that you understand each component of new home construction and answer any questions that you may have before, during, and after purchasing your new home.

                What is the benefit of using a preferred lender? Do I have to use your lender?

                A

                There are several benefits of using a preferred lender such as competitive rates, reduced fees, and superior customer service. Preferred lenders also understand the local market, builder's process, and can assist in on-time closings. We already have lenders set up in our system for a streamlined process.                   Do you have a Design Center?

                  Yes! Our beautiful design center is open 5 days a week. We have an incredibly talented design team that is available by appointment to offer design center previews and selections appointments. We offer a wide variety of beautiful finishes and constantly maintain current market trends.
